O’Callaghan’s Plan for Cork Con Site

Representatives from O’Callaghan Properties and Cork Constitution Rugby Club recently met with City Councillors of all parties, to brief us of their plans for the Temple Hill site.

They want the club’s Temple Hill site to be rezoned for housing to facilitate a €30million land swap deal between the club and the developer. Under the deal the club would move from their current site to a 30-plus acre site in Ballyorban in Douglas that is owned by Owen O’Callaghan where a new clubhouse and stadium would be built.

It is also O’Callaghan Properties intention to purchase both the Murphy Transport site and the adjoining Eircom site. This will give an overall development area of more than sixteen acres. Their current development plans includes the construction of four hundred and forty seven residential units, comprising ninety three town houses and three hundred and fifty four apartments. The plans also include the development of a crèche and a ‘neighbourhood centre’ which would house retail units i.e. doctor’s surgery, cafes, shops etc. O’Callaghan Properties intend to retain an open space of approximately three acres.

There is a separate application that has already been lodged by Osprey Properties Limited to the Planning Department for the Eircom telephone depot, Churchyard Lane. This application includes the demolition of all existing structures and the construction of one hundred and fifty five residential units, consisting of twenty eight conventional dwellings and one hundred and twenty seven apartments on just over five acres. As of yet there has been no decision made on this application, and the City Planners have reverted to the Developers seeking further information.

I would be most interested to hear your views on the O’Callaghan proposal, given that it will require a Material Contravention of the City Development to rezone the land from Sports and Amenity to Residential. This decision will be made by the Councillors of City Hall.
