Development at Former Esso Site.

Dunmahon Esso StationAs you are probably aware, a new planning application was submitted for a development on the former Dunmahon Service Station, Douglas Road. It is for the construction of a residential development comprising 8 houses (of which 5 are two-storey houses and 3 are single-storey houses), one 4 storey apartment block containing 38 apartments, balconies, winter gardens and basement level car parking.

A Public Meeting which very well attended by local residents was held in Regina Mundi School in January. The overwhelming consensus of that meeting was that such a dense development in a residential area was not acceptable. There were 105 objections submitted to the application.

The current position of the application is that the decision has been postponed pending further information. The developer has six months to submit this information and once City Hall has received it a decision will be made with four weeks.

The report from the planners in City Hall stated the following:

“…..While supportive of the principle of residential development on site, the Planning Authority has concerns regarding the proposed apartment building in terms of its height, scale and visual impact, and in terms of overlooking of existing residential properties.…….The applicant is therefore requested to submit revised plans, drawings and photomontages addressing the above. You are advised that the Planning Authority considers that such revisions should include the following:

The apartment building should be reduced in height to 2 storeys, at the extremities, with gradual increase to height of upper levels.

The upper levels of the proposed apartment building require to be pulled back from the boundaries with properties on Tramore Lawn and Belvedere Lawn to provide adequate separation distance.

A detailed statement should be submitted clarifying what measures have been taken to mitigate against overlooking of nearby properties.”
